The use of Delaware Statutory Trusts to satisfy the buy side of 1031 transactions has become commonplace over the past decade. However, some of the more nuanced features and benefits may not be as well known. This webinar will provide indispensable strategies to accounting professionals seeking to attract real estate investors as clients. Our discussion will include solutions for accessing enhanced liquidity, creating efficient legacy plans, and salvaging high leverage deals gone bad.
In our discussion we will address three pivot points in transactions that can provide either lump sum liquidity or ongoing access to investor capital that we refer to as a “real estate checkbook”. Our conversation will include all cash transactions that provide for greater options such as cash out features. We will also review UPREIT features that may provide investment in more diversified portfolios and quarterly liquidity opportunities for REIT owners.
A spike in interest rates over the past few years has created issues for many real estate owners. High leverage loan payments from acquisitions and renovation costs have made it difficult for some to stay afloat. We will review strategies to eliminate the headaches, save deals about to fall apart, and pay down loans.
